You may have all of the designs and interiors all planned out in your head but at the end of the day, someone is going to need to build the actual house. That’s where it is important to have a good building company. But how do you know what to look for in a building company? We’ve outlined the details for you below:

Free Estimations

Before starting any sort of building on your house, it’s important that you get an estimate for how much the whole project is going to cost. Assuming that all your plans have been drawn up, you should ask a building company to send a representative to come and look at your designs and give you an estimate on what it will cost. The building company should be willing to send a representative to consult with you guys for free. This is part of how they acquire business and it sets up a good initial impression and rapport with a potential customer. Make sure that they do not charge for minor fees like “fuel” or a “trip cost” – that is not a free consult. Also make sure that they are aware that you’re looking for an estimate and not an inspection. Many companies will consider those almost synonymous. An estimate is an approximation of what a job will cost.
Once you’ve received an estimate from a builder, ask him or her to justify it. This is not so that you’re confrontational – this is just for you to get a better understanding of the breakdown of what the costs will be and why they will cost that much. The builder should be willing to give you this breakdown. In this stage of the process, transparency is the most important thing. Building a house is a huge expensive and it is your right to know all the details. Use this estimate as a factor in determining the building company that you will go with. Note: just because a job may cost more, doesn’t mean it’s a bad thing. The builder may perform work of a superior quality and the price simply reflects that. You’re next step is to make sure your builder doesn’t just “talk the talk” but also is able to “walk the walk”. You want to make sure that this company that you’re about to hire can produce the quality of work that is going to be your dream house. It’s always important to spend some time looking into the prior work that a building company has performed before.
Any building company should have a portfolio of prior work that they have done. This is usually on their website in a gallery or a digital portfolio somewhere. Not only will this give you an idea of the experience that the builder has but it will also give you a baseline reference of types of work that the builder has done before and will let you know if he or she is able to do the work that you want in your home. For example, if your master bedroom to have an entire glass wall in it and you see that the builder has installed glass walls for an office complex previously, and then you know that they are up for the job. You don’t want to start the whole process and then find out that job is unable to be completed, which will result in more stress from your end in finding another builder or in a job that isn’t exactly what you want.
Reputation
Your final step in choosing the individual that will have the pleasure of building your dream home for you is to see what their reputation is like. The quality of their work is important but keep this in mind: you are probably going to be working with the builder for a long time. You’ll probably need to be in constant communication with him. Do you really want someone who does great work but doesn’t communicate well and it more stressful than rewarding to work with?
There are a few ways that you can go about this. You can look at any online reviews that may exist of the company, or better yet, get in touch with the individuals who have contracted them in the past and get some sort of a reference. Or even better yet, ask the building company for a list of some of their past clients and their phone numbers. If the building company is as reputable as they want you to believe, they should be open to giving you their previous clients and their numbers. You should communicate with these clients and ask about the relationship they had with the builder. If the responses are positive, then you know that it should be a green light. This is probably the most important factor to consider. An average builder who can sustain a good working relationship can always be pushed to improve the the quality of his work but you will have a much bigger problem if you have a builder who is great at what he does but isn’t very professional or enjoyable to work with.
